As retirees with a home-based business, we had a lot riding on the price and timing of our home sale. We were looking for a professional and responsive agent. From the start Bradley offered more than other agents. He provided a video tour of our house and neighborhood using a drone in addition to high quality professional still photos. He added a 3D imaging of the house so buyers could walk every inch of the house virtually. All of this was tied together on a professional website dedicated to our house.
He answered our many questions and stayed in close contact during the preparation period. When our house went on the market he screened every potential buyer and recorded notes on each before scheduling to show them our house. With just two days of showings he generated seven offers all over the asking price. Using a multiple counter offer strategy he increased the highest offer to $225,000 more than our asking price (the highest sale price in our neighborhood). He also negotiated for us to remain in the home for 30 days after closing at no cost to us so that we could transition ourselves and our business to our next home.
He didn’t stop there. The best offer happen to come from a buyer’s agent who was difficult to work with. Despite this, Bradley kept us safe and on track throughout the transaction by holding the agent accountable to the originally negotiated timelines and doing extra work to make up for the other agents lack of responsiveness.
After accepting the best offer, he contacted all of the other buyers agents to solicit back-up offers just in case. Bradley‘s proactive strategy toward shortening timelines was extra helpful because we found our next house during our closing period. Bradley insured that contingencies were removed on our 4S Ranch House so we could successfully purchase our next home. As a result our offer was accepted on our next house and we had a smooth transition.
